This is a guest post from Michelle Ziniuk. Michelle is a Broker who strives to provide you with the Ultimate Real Estate Experience.
I am a strong advocate for engaging the right expert for the right situation. My primary job is to educate my clients which ensures a well planned experience and ultimately a successful transaction between all parties.
Entering the real estate market is big endeavour for any purchaser – I know this first hand. Most of my clients begin the process of searching for a new property themselves albeit unsuccessfully and soon realize that an expert should be consulted.
As we know, hidden pitfalls are apparent with most new adventures and as such shouldn’t you protect yourself and be properly educated about them? That’s where I come in!
From Me To You
Here are some simple tips I find very helpful and hopefully they will assist you.
- starting with the outside of a property, the grading of the property is often overlooked and sadly many new buyers end up with some major flooding issues in an early spring thaw or with heavy showers
- the age and condition of the roof, outside walls – are they worn and in need of attention,
- once inside please ensure you look UP!!! I cannot stress enough the importance of doing this. We are not trained or programmed to look up. You can tell a lot about a property by looking at the ceilings of each floor – prior water damage, cracks, shoddy workmanship, etc
- lastly, you need to look past the current décor / set up. We all have our own style and the present set up can be altered after the fact.
I hope these tips can assist you and reduce some stress when you begin your search! For more tips and advice check me out at www.michelleziniuk.com
